LEED - Internationally recognized certificate of green building



Leadership in Energy and Environmental Design (LEED) is a certification system for assessing the sustainability of buildings and neighbourhoods. Developed by the U.S. Green Building Council (www.usgbc.org), the system assesses not only the energy efficiency of a building, but also other aspects such as efficient water use, material use, indoor area quality and site management. The system can be used for the certification of both new and existing buildings. 

LEED certificate changes the way we think about how buildings, as well as whole communities that surround us, are designed and built, about how they are maintained and how they are managed worldwide.

LEED, (Leadership in Energy & Environmental Design) is the most famous certification system or program in the world, which promotes the best practices and strategies in building construction found worldwide.

Although building developers and owners initially used it in order to demonstrate their dedication to sustainable development, in time LEED has grown into a well-known tool for assessing building quality. Various research of performance of buildings points to the superior performance of LEED certified buildings, in comparison to conventional buildings, in terms of not only efficient energy and water use, but also in terms of less tangible criteria, such as building occupants’ satisfaction.  The latter criterion is becoming increasingly important, as companies and institutions are becoming more and more aware that the highest cost when it comes property use is not rent or the cost of energy, but rather the cost of employees. The quality of the interior of green buildings results in reducing employee absenteeism and staff turnover, thus generating benefits well beyond just energy and water savings to a building occupier.

Given the advantages that green buildings have over conventional ones, LEED has become a synonym for quality and a market standard. Not only has this made it easier for developers to present their sustainability achievements, but it has also proven beneficial for tenants, who can now choose a building more easily, thanks to their LEED-based ability to distinguish between good and poor quality space. 

LEED certification system is relatively flexible and can be used for all building types, be they commercial, residential or public buildings or even family houses. Its rating system is based on several project types:

  • Building Design and Construction,
  • Interior Design and Construction,
  • Building Operations and Maintenance,
  • Environment/Neighbourhood Development,
  • Homes.
